It seems that almost weekly there is a new app or tool to help realtors. There are new additions to Facebook to promote your business, Lead Page where you can create a Lead Capture ad and many others.
I started using an app called VIMO on my iPad recently - its a Virtual Mobile App that allows you to get access instantly to listings while you are out with yoru clients... Not only does it provide the information your clients are looking for, but also makes you shine as a professional agent.
You can use one of the applications called a "heat map" where you can input the street address and it will automatically populate active/sold listings. You can touch the pencil at the bottom of the screem to further focus on a specific area. Just draw a circle on the area you want to concentrate your search.
It will also generate a summary on the left side of the page, identifyng the recent sales prices . You can click on any of the listings and it will produce the lagal description, aerial shots of the property and an exterior shot of the house.
How professional are you going to look in the eyes or your client while out with them?
In addition, all the form you need to prepare an offer, are here within the app so if your client decides to submit an offer on something they see... you can prepare the offer on your iPad, and have them sign the offer electronically, and submit it to the listing agent....
Another great tool within the app is the ability to stay in touch with your clients by sending them the most recent sales information in their own specific neighbourhood..
This information is called a Market Intelligence Report, that not only reports the recent sales in their neighbourhood but also the grown rate, average selling price, market turnover rate and other demographics such as average income and age of the residents in that neighbourhood.
Your clients have the choice to receive these reports annually, monthly, or quarterly. What another great opportunity to stay in touch with your clients, and providing them valuable information they need about their neighbourhood.
Another report it produces is simplay a Market Report with information specific to your potential client's address. This is particularly useful when you are out on a listing presentation.
It not only provides the recent sales, but also the market turnove rate, the growth rate, a list of nearby schools specific to their neighbourhood and a social demographic including age, number of children, education level, and languages spoken...all very useful information
