Nearly every week we get buyers coming into our office looking for riverfront or stream front property. We are proud to say that we have a 4 plus acre parcel that adjoins the Florida River and overlooks the pond that is located in this small development's common area. This is a flat and level parcel that was used for years by the owner in the summer when he would bring his camper and park right next to the river.. There is an electric drop there already as well as a water well and septic. (We are uncertain as to the size of the septic because we have been unable to locate a permit.) The well permit does allow for irrigation of up to 1 acre of land and the watering for animals such as horses. This property is located southeast of Durango and is perhaps five minutes from Mercy Regional Medical Center and the commercial zone being built there in Three Springs. It is also conveniently located on the way to the Durango airport.

This little subdivision is small (maybe 20 lots or so) and is a collection of modest homes. There are reasonable covenants and it is paved roads right to the entrance of the subdivision. This land is priced at $135,000.

Yes, we definitely have a river here in Durango Colorado that is called the Florida River. It has the Spanish pronunciation, however:
Flo-ree-da. We can always tell of somebody is new to town if they ask where is Florida Road or where is the Florida River pronounced like the state. Generally they have been here less than 20 minutes :-)
