2016 has been one of the most competitive housing markets for buyers in years. Interest rates are still historically low, but competition for each house (with such low inventory) has been fierce. When you are able to buy in the fall, this season has historically less competition for Framingham and metrowest homes. The reason is kids are in school, ad the holidays are just around the corner. As a seller, there are still buyers out there and any buyers looking in late Fall and Winter seasons are always serious buyers not to be taken lightly. Investors dont have to worry because they buy in all seasons and are paying cash in a lot of situations so they dont have to consider competition as much or mortgage interest rates(unless getting a mortgage through a bank).
Homes on the market will sit a little longer in the fall, but not too long because this market is still extremely hot. There have been almost all multiple offer situations in the spring and summer for homes in Framingham. Sellers are happy because this bids up there selling price and nets them more money.
It is still a great time for buyers to own because you are paying less money and getting more house for your money than ever before. If you can buy a home now it is the time for you to benefit before the interest rates really climb. even so, buyers in the eighties were buying omes at a rates of 16-20% interest.
