MOLD:  is that a problem if you are buying or selling a home? The short answer is yes it could be a problem.

Mold can be a problem if you are buying or selling a home, lucky for me in my 23+ years of helping in the buying or selling of homes, I only had two situations where we had to have a Mold Test done because of potential issues. Of course I learned a few things very quickly.

Mold can be caused by Exterior problems of your home:

The number one culprit is Sprinklers are directly spraying water to the siding and the foundation. So the short answer is: DO NOT WATER YOUR HOUSE! Water the grass, period!

Second maintain trees by keeping the branches from growing too close to the roof covering. Remove debris from the roof and gutter systems periodically.

My third advice is resealing any chipped/peeling paint or stain and coat unstained/unpainted wood with protective paint, stain or sealer.

Now these are my interior tips for home owners in preventing a “Mold” issue during the sale of your home:

  1.        Always check drain trap under sinks regularly for signs of small leaks.
  2.        Any visible leak under the sink or around the toilet needs to be fixed immediately
  3.        Repair cracked tiles and missing grout promptly
  4.        Maintain caulking seals around countertops, sinks tubs and showers.
  5.        Always turn on the exhaust fan and open windows while showering to prevent excess moisture build up. Keep windows open and exhaust fans for at least 15 minutes after showering.
  6.        Replace washing machine rubber hoses with braided metal hoses, which are less likely to crack and leak.

Needless to say if you do this on a regular and consistent basis I can just about guarantee that you wil not have Mold Issues. Past but not least if you have musty odors investigate and find out where the leak is coming from and repair it promptly.

Most people don't believe that mold could be a problem here in the Phoenix area because the climate is so dry but many of the issues you list can cause mold problems even in the driest of climates and dealing with mold is always expensive compared to prevention. Excellent post Endre Barath, Jr.

Not all mold is the horrible death defying thing that some Realtors who see any kind of discoloration anywhere label it....and then there is bleu cheese...my favorite mold !   Good article...had to kid you...it's my job :) !

Mold is a very big issue and we see too much of it with basements that people  finished to have a play room and didn't have the house sealed properly first

Mold has become a major problem everywhere these days.  It can be so dangerous.  This is great advice for folks to avoid mold growing in their homes.

Endre-I've only had one client's purchase affected by a mold issue. We found a great company to get it cleaned before closing.  But it could have been a problem without the right company doing the remediation.

Hi Endre - We also have had few problems with mold, but we lived in a semi-arid climate, which helps. Your advice about removing those factors that are attractive to mold are very useful.

Mold is dangerous to one's health and once the mold grows it's hard to get rid of. Prevention is worth the time and effort and these things you listed should be reviewed on a yearly basis.

Endre mold is becoming more and more of a problem in obtaining financing these days.  I had an FHA loan held up for over a week because the Seller needed to produce in writing from a qualified company or individual that dark spots in the underside of the roof plywood was not mold.  If it have been mold it would of had to of been removed.  A few years ago it would not have even been given a second thought.

Something (typically) that is easily remedied with good old Clorox bleach and some common sense...to prevent it in the first place.  Your post provides great information on the latter!

One thing that my attny pointed out a long time ago is that most of the issue is in peoples heads and very little of what they think is toxic mold is anything to get concerned about.

Always insist on a test from a non biased source.

That aside, it is still good to keep moisture away from buildings and eliminate even the non toxic molds and mildews.
