In the Charlotte area, finding out where available commercial listings for sale or lease are can sometimes be difficult. You can always check out the commercial websites: www.crcbr.org and click on CPE (for commercial property exchange) or try www.Loopnet.com . Unless you are paying member of these sites, the information you can receive is somewhat limited, but at least it is a start.
I myself have started a file of all commercial brokers in my area and have noted their area of specialization if they have one and properties I know they have available. In effect, I am creating my own database to use to market to for sellers and sort throught for specific properties for buyers and tenants. I also will know who refer things to that are more than I feel comfortable with. I have a good deal of experience with commercial, but a greater percentage of my business is still residential. Often, I find myself helping folks whose property is transitioning from residential to commercial, and then they need a new home. Or, someone relocating here who needs both a business location and a home. It's very interesting to me how much the two sides of real estate in our area impact each other with our high growth rates.
