Activity is holding steady in this neighborhood. There haven't been any changes in the real estate sales or listings since last month's market report.
The fall market has been strong and I expect we will continue to see that up until the end of November. If you are thinking of getting your West Ador home on the market, now is a good time to do that. There are no listings to compete against, and this is a wonderful neighborhood that buyers love. Throughout Cedaredge, the inventory of homes like those in your neighborhood is low.
Neighborhood values are up and there is no competition.
The neighborhood has seen some major price improvement over the last year. In 2015 the average selling price was $127,500. So far this year the average selling price is $206,500.- There were two sales in all of 2015. One was a bank owned home that sold for way less than market value. It ended up selling for more than asking price due to multiple offers. It was listed at $100,000 and sold for $110,000. The other home sold for $145,000, and the MLS states the sellers were motivated.
