What could you do to make your home sell more quickly?
It's a question that I hear often. Small touches that cost very little can add up in a big way to make your home's visual appeal soar.
Here's one example of an inexpensive project with a big payout for the seller in terms of functionality.
I recently listed an all brick Rancher that has an enclosed breezeway connecting the garage to the house.
The breezeway, which was being used as a playroom, had exposed brick walls and grey carpeting. Very importantly, the breezeway leads to a newly completed, beautiful stone-paver patio with a fire-pit. The patio and breezeway have a stunning view of the surrounding countryside.
I suggested that the seller do 3 things:
- remove the toys and convert a carpeted room in the finished basement into a playroom;
- paint the brick in the breezeway a light greyish color ( the only out of pocket expense);
- move an unused rectangular dining room table and chairs into the breezeway.
I don't have any before pictures to share, but I wish that I did because the changes made an amazing difference. The painted walls and dining room furniture give the breezeway an entirely new feel making it a part of the main flow of the home. Moving the toys to the new playroom eliminated clutter in the home's living space.
The breezeway and stone-paver patio now share a design vision that marries the serenity of the rural countryside to the home's living space.
