Selling Your Home in Framingham and Metrowest towns is of great benefit with many factors in play that increase the desire and need for your home. The beauty of the market for sellers if you dont have change and upgrade your home in most cases to increase your homes worth in the buyers eyes in 2016. The reason is the lower housing inventory available for buyers right now is creating many bids on each home thereby raising the final sales price. You also have historically low interest rates which is making buyers jump off the fence and into the game, because they know they may not see these interest rates for a long long time. Even if you pay $10, 000 more for a home , the lower interest rates on a fixed rate loan more than offset that increase. 

 

Your Framingham home still needs to have great curb appeal and be in livable shape to get your highest attainable sales price right now. In order to maximize your equity position, it is a smart move to sell now and not wait until when the market turns. You never know when a sellers market will turn to a buyers market , but usually it is several years. I dont see this sellers market changing anytime soon. I believe we will see the same pricing and profit for sellers selling their homes in 2017. The interest rates will move so if you are on the cusp of affording the home style, size an criteria you want, you should make that move now.

You need to make sure your home is  decluttered,newly painted,bathrooms and bedrooms clean, shows bigger spacing, great lighting, flooring is resurfaced and sparkling so it looks new. These are just a few things that need to be done.

As a seller, you need to look at your home through the buyers eyes. I know it is not easy to do so, but you need to think and ask the questions they will about your home to get in the best selling shape possible.

Framingham homes have been selling within days because it is such a hot market, and the lower inventory, creating a feeding frenzy for all homes in good shape (pretty much all homes).

This is another reason why you need a Realtor who knows the market, but that can especially negotiate through multiple offers to get your buyers the home they want. There is a system to do that in most cases, but your agent needs to know what to say and how to say it to get your offer moved to the front of the line. This is what i do.
