As you probably know, Spring and Summer is the season when most people put their homes on the market, and it’s when most homes get sold. . By fall, the bulk of spring listings are expiring. As a result, there is less competition, particularly when you consider the "NEW" label and the fewer days on the market that your listing will boast. Also, home buyers in the fall are more serious. They have been looking for months, and are eager to conclude their search and move in comfortably before the holidays.
Preparing your home to sell is very important as well. In today's market customers want "move in ready" homes. This doesn't mean empty everything out of the house. The home still needs to be staged with furniture, but also needs to have the cosmetic/repairs done to get it "move in ready". What areas should you focus on? The three MOST important areas to help sell a home are painting, replacing floors, and kitchen updates. These three areas provide the best appearance and help your home sell faster. If you can't see yourself buying your home, than don't expect others to either.
The next area would be curb appeal. Mowing, cleaning up weeds/flower beds, throwing away trash, or putting toys away from around the property is a good start. You don't have to pay a professional landscaper to give your home good curb appeal. Making it look clean and taken care of is essential.
