Pleasanton is getting a new set of condominiums called the Andares. Built by SummerHill Homes, this new condominium complex was originally set to be apartments but now plans to switch from 177 rental units to 94 ownership condominiums.
This move may be assigned that the rental housing market is becoming saturated in the Tri-Valley area. The new multi-story complex located on W. Las Positas Blvd., will be part of the 16 building complex on a 6-acre site across from the Hart middle school in Pleasanton.
These condominiums will feature two, three, four, and even five bedroom floor plans with 2 to 4 bathrooms in sizes from 1300 ft.² to 2400 ft.². There will be a total of 94 attached condominium units with two and three-story floor plans and downstairs bedrooms and selected home layouts. The property will be close to work centers and major employers, restaurants, shopping and parks. This complex is also close to the Dublin BART station. Residents will utilize the Donlon elementary school, the Hart middle school and the Foothill high school, some of the best in the area.
Not only is this condominium complex showing that the demand for housing, especially homeownership, is still on the rise in the Tri-Valley area but with the reduction from 177 units down to 94 means there will be a water conservation savings as well. These 16 buildings will be positioned to provide nearly continuous street frontage with small parks, open spaces and green area complete with a playground.
Andares will feature 10 two bedroom units at around 1200 ft.², 73 bedroom units between 1500 ft.² and a little over 1800 ft.² and 14 four bedroom units up to around 2000 ft.². There also may be the occasional five bedroom unit up to 2400 ft.² but be sure to check current availability on these larger units.
20% of the condominiums will be included in the Lower Income Housing option but most homes will be running between $650,000 and $850,000. Construction is designed to set early next year 2017 with owners moving in about 6 to 9 months later.
