Can A Realtor Help Me Buy A For Sale By Owner?

You have been working with the best local Real Estate Agent. You have been through a buyer consultation to determine exactly what is important to you in a home. You have been working hand-in-hand with your agent to look at the available homes in the area.

Then.....you drive by a home that was put on the market that day as a FSBO (For Sale By Owner). 

This means that the home is not listed by a Real Estate Agent. The homeowners are selling their home without any representation. 

But wait.....what happens to your agent? Do you need them any longer? Can they still help you through this process?

The answer is YES

Your agent is there is teach you about the buying process, help you discover what it is you really want in a home, and walk  you through the entire process.

Sometimes, when you enter a home without any representation, homeowners will try to take advantage of you because you are on your own. 

Here are some instances that having an agent represent you will greatly be to your benefit. 

Writing An Offer

When you started your home search, you were probably required to be pre-approved by a mortgage lender to determine how much you are qualified to spend on  your new home. Once you have an accepted offer, your mortgage lender will require all of the necessary legal documents required by your individual state. Your agent can provide you with these documents and break them down for you so that they are easy to understand and also advise you on what is a fair offer. An agent is also beneficial throughout the negotiating process. Your agent will make sure that you are getting a fair price for the home.

Negotiating Inspections

Many times, sellers will try to deter you from having home inspections completed. Your agent will strongly advise that you have all of the information about the home you need and ensure that your new home will be safe and functioning. Your agent will have local trusted business partners they can also recommend. Once the inspections are complete, they can help you determine what items are major defects and what items can be overlooked. 

Coordinating the Transaction & Closing

Your Real Estate Agent is well versed in the home-buying process. They have been trained and experienced anything that can be thrown their way. They are experts on what to do in every circumstance when it comes to moving along throughout the closing process from appraisals to ensuring that all funds are distributed correctly. They will basically "have your back". You will have no better ally when it comes to purchasing your new home.

They Are Still Free!

Whether you are purchasing a  home that is listed by another Real Estate Agent, or you are buying a FSBO (For Sale By Owner), working with an agent to purchase a home, is still at no cost to you. You are buying a HOME, your agent will not ask you to spend any additional money. Your agent will negotiate with the homeowner to pay their commission. 

So it is unclear, sometimes, why someone would not use a Real Estate Agent to purchase a home. It is only to your benefit and can only help, and potentially save you money! It does not cost you a dime. Where else can you go and get legal advice, a secretary, and hopefully a friend at the end of it.....for FREE!

Well done, Grant. It's critical, in my opinion, for a buyer to have representation when working with an unrepresented seller (FSBO), provided that seller is willing to cooperate. Great outline of all that you can and will do to assist a buyer in this situation.
