The thing about real estate is that we don't know what tomorrow brings and each transaction is different. For example:
-I represented a buyer on a home. The home was a good value and well maintained. We are not asking for the refrigerator in the kitchen or washer/dryer as part of the deal, both of which were relatively new. The sellers were home at the walk through just finished up packing when I arrive with my clients and their inspector.We enter at the basement level and notice the washer/dryer where still there. We go upstairs and see the whole home is empty, other than refrigerator. At this time, I look at my clients and say we need to ask to seller whats coming on. It turned out that their uhaul got full quicker than they planned and they ran out of space for the refrigerator and washer/dryer, and they are now included at no additional cost as the sellers had to move to Florida. A happy surprise for the buyers!
-I represented an old friend and her husband buy their first home. The seller was losing considerable money and had the come to the closing table with money. They relocated prior to the sale of the home and were pretty difficult through the whole transaction. I get to the house with the buyers. We have a couple of small questions,, but nothing too bad. However, we find a receipt for a full tank of oil that was recently delivered. No one told us they were topping off the tank, as the buyers were expecting to reimburse them for some of the oil, but not the cost of full tank. We get to the attorneys office and the sellers nor their agent were present. About 3/4 of the way through, I realize it's not mentioned anywhere and I'm just keeping my mouth shut. The buyers sign everything and not once was the oil mentioned; as it is customary to have it measured by the sellers oil company and the cost sent over to the sellers attorney to be listed on the closing statements. About a week later, the sellers realized they have been shorted a few hundred dollars , called their attorney and listing agent but it was too late.
-Another transaction occurred when the buyer could not get a single key for the house because the government that owned it would not provide a key to get into the unit post-closing.The buyer was planning on re-keying post-closing so it wasn't the end of the word. However, the buyer had to pay their locksmith extra to break open the front door that was secured. The purchase price was a very good deal, so the buyer was willing to work with the goverments rules.
- A final 'story' , at the 11th hour, it was discovered that the seller did not have a certificate of occupancy for the entire home, even though they have lived there for years. It turns out that the paperwork at town hall was sorted wrong but the only paperwork they had was for a septic repair, new oil tank, and the original permit that was applied for by the builder which was for a three bedroom raised ranch and a 4 bedroom colonial home was built. The head of building department came to inspect and luckily approved the structure without any changes, as the structure showed typical era construction quality and design from the 1970s when it was built, but they would not sign off on the deck.

Nice gift to the Buyers from the relocating Sellers - I am sure the Sellers could have sold the appliances, but when the Sellers feel good about the transaction and the Buyers, good things happen at closing.
