#18. What SCARES You in Real Estate?

What scares me you ask? For me the scariest part of any transaction is the time when the sale or purchase is ut in someone Else's hand that I have no control over. Most often the appraisal, the home inspection or sending an offer to a bank and waiting for an approval or signature.
THE APPRAISAL: As more and more appraisals have left the industry due to over regulation, there is a shortage of good appraisers left to do the work. It is causing delays at best. At worst you get an out of town even out of state appraiser that does not understand NH home values.
THE HOME INSPECTION: In some cases a collective group of people hold their breathe waiting to see what the home inspector lists on their report. Risk can be cut down by having a listing agent who walked through the home with teh seller prior to listing and getting anything that needs repairs fixed before showings start.
SLOW SELLERS: There is nothing more aggravating than submitting an offer and waiting for an answer. Some times it is is the seller and others their agent. Waiting for answers, waiting for signatures, waiting to hear is never fun. Communication is key in over coming this.
The moral of the story is that Home Buyers and Sellers have a choice in agents and that choice sure does matter. A GOOD agent will update their client, they will inform them how the buying or selling process works, what to expect and what is going on. this can take a great deal of stress out of the process.

LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company.
In summary, the key to having a successful purchase or sale can increase simply choosing one of the BEST Agents. In NH that could be me.
It does not take magic to turn your "For Sale" sign into a "Sold" sign. It takes a full time Local Agent who specializes in Listing homes like yours.
