Who Pays a Transaction Coordinator in Sacramento?

Thanks to my friend Hella Rothwell on AR who asked the question whether clients should sign documents after closing. Inspiration goes both ways in this business, and Hella always comes up with great questions to pose to other agents. She inspired me to write a blog this morning about that question, and another that pops up, which is directly related to that question about who pays a transaction coordinator in Sacramento?

See, one of the ways I protect my sellers is because I pay a transaction coordinator for her document signing and collection services on behalf of my clients. Other agents often make their clients pay the TC. Their clients, not knowing any better, pony up. Such different ways to do things in different states....if there is need to have documents signed at closng without the Sellers...the sellers have given a limited poa to us and our title company...it is part of the title company's service and ours...FREE !

Hi Elizabeth -- I've encountered this situation from time to time as well and hiring a transaction coordinator(also licensed and part of our brokerage) is one of the best decisions in my business.

Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents - Having a transaction coordinator take charge of all the forms to make sure they are properly signed BEFORE CLOSING is super important. I've had agents say that they present the file to their broker AFTER closing. The broker does not check the file before then. What's up with that? But I must say that in my 10 years in the business, this was the first time I was asked to have my client sign off on something AFTER closing. And my answer was NO. I don't/didn't even ASK my client because, legally, he was no longer my client and why put both of us at risk after the fact? Not happening. PS. I DID tell the sellers agent to have the seller contact the buyer about it, and then it's up to them.

I am never surprised at how you do business.  Your team set up is fantastic and naturally, you would pay the TC.   It's not unbelievable that other agents pass that charge to their buyers, but that just shows how cheap they are, and probably how much real estate they don't sell if they have to nickel and dime every client.  Not you.

Sally K. & David L. Hanson In California, it would be really rare to expect an agent to sign for the seller as a limited POA due to liability and risk management.

It is how we do 99.9% of all of our closings after the Sellers pre-sign, we are at the "real closing" and sign the docs required to be signed after the buyer signs.
