Robertson Ranch in northeast Carlsbad, the newest master planned community, continues to make progress at a fairly rapid pace, and new homes at The Terraces are now selling.
The Terraces is one of the 4 communities in Robertson Ranch in Carlsbad, and one of the 2 gated neighborhoods, the other being The Bluffs. You might also be interested in the small and lower priced new Robertson Ranch homes at The Ridge and The Vistas.
The Terraces homes at Robertson Ranch offer 5 floor plans, with 75 homes to be built, including a single story plan. Homes at The Terraces range in size from the single story home at 2961 SF up to 4686 SF. These Robertson Ranch homes at The Terraces offer 3 to 6 bedrooms (some plans offer a loft too), with 3 ½ to 5 ½ bathrooms. One plan offers a first floor master bedroom, and the other floor plans of The Terraces homes have first floor guest bedrooms. All homes at The Terraces have 2 car garages (there may be a 3-car option).
Prices vary depending on floor plan and lot, and begin in the low $1 millions and range to approximately to the high $1.3 millions. Some of the lots may be large enough for small or lap pools and some will offer views. New owners will be responsible for front and backyard landscaping, to be completed within 1 year.
HOA fees are approximately $343/month, and the Mello Roos are approximately $1,522 annually ($127/month), with a property tax rate of 1.07%.
The Robertson Ranch master planned community offers a recreation center with pool and spa, as well as 5 private parks for residents to enjoy. There will be a commercial property built but no word yet on who that will be (I’ve been told a grocery of some sort).
The Robertson Ranch community will appeal to many buyers for a variety of reasons – interest in owning a new home, with top-rated Carlsbad schools, proximity to major commuting routes, easy access to shopping, dining and services, and about 3 miles to the beautiful Carlsbad beaches.
