Gee Pat its too bad you work for Prudential, I'd tell you to go talk to my broker out east LI.  He'd tell you exactly how to motivate buyers...There's only 2 things that motivate people.  1.  The fear of loss 2 The opportunity to gain.  1 is a much stronger motivator.

Buyers see all of the "reduced" signs and advertisements and they want to wait it out for the best price.  In Naples we have had some communities hold strong, and the buyers know it and are quicker to sign in those areas.  We have even seen a couple of increases in prices, which has motivated a buyer to buy more quickly as he thinks the market is bouncing back from the bottom.  I agree with Sara - when they think they are going to lose that deal or lose that price they move quicker.
