WHY hasn't that home Sold? You may see it, homes selling in days in some areas and then the one home that seems to be on the market for ever. Some times it is beyond one's control and for others, there is some one to blame. There are "one of a kind" homes and factors that affect selling.  Some may sound harsh, some may sound like common sense. 1. YOUR HOME IS OVER PRICED:Nothing can keep a home from selling more than it being priced to high.

 

2. THE EXTERIOR OF YOUR HOME IS NOT APPEALING: Many Buyers may drive up to and then right by a home that is not appealing. Exterior paint, landscaping and the way your yard looks all matter.

 

 

3. YOUR HOME SMELLS:We work hard to get a buyer to see your home for sale, make sure they are pre qualified and get them to come inside. When the walk in, the last thing we want is for them to run back outside because of a bad odor. It does happen, litter boxes, pets who have used the carpets as their litter box, smoke, mold/mildew and cooking odors should all be eliminated.

 

4. NO ONE KNOWS YOUR HOME IS FOR SALE:You listed it, how could no one know it is for sale? Putting a home in mls and placing a for sale sign is not a recipe for a quick sale. Marketing the home to the most potential buyers through a variety of medias gets your home in front of buyers.

 

 

5. NO ONE CAN GET IN TO SEE YOUR HOME:Nothing is worse for a listing agent who can not get a buyer in to see the home for sale. You are too busy, it is dinner, the kids are tired, you didn't have time to clean, you have visitors, your favorite TV show is on are all excuses we have heard. The bottom line is if a buyer can not get in to see your home when they want to see it, they can not buy it.

 

IN SUMMARY many home owners just did not know the right or wrong way for things to work when a home is put up for sale. The difference is SERVICE. Many find out what bad service is when they get left alone during the selling process. GOOD SERVICE is a mix of communication, knowledge, experience and standing by you through each step of the selling process. There is many steps in selling a home. Finding a buyer is some times the easy part. Getting the sale to close is the hard part. Knowing what comes next and what is the right way to do it can make your home selling experience a better one.

Allvery good reasons for a home to linger on the market. Smell is a killer for sure....even what people may consider pleasant smells, like air fresheners, can be offensive to potential buyers.

Good points Scott. The best thing about all of them is that they are easily correctable as long as you have a flexible seller. Everyone likes cookies so sometimes I'll encourage my sellers to bake a batch before a showing to mask certain smells. And if they have kids it's a double win
