Wake County Market Trends: September 2016

Here is a snapshot of the current real estate market for residential real estate in Wake County.

 
Distressed        inventory   Down 53% from August 2015.  
Resale inventory   Down 12% from August 2015.  
Average sales price  

Up 5% from August 2015.  For resale homes, the average sold price was $278,600.

Average Days on Market   34, down from 47 in August 2015.  70% of listings sell within 30 days.
Closed sales in August Up 10% over August 2015.  
Closed sales year-to-date   Up 8% over this point in 2015.  
Months of supply   In several areas, there is only a one-month supply below $300K.  Very much a sellers market. 
   
Comments   September showings were down 2% compared to July as the market moves through its seasonal pattern.

Dianne Goode seasonal changes are seen in our area, too.

The difference is, instead of 20, when have 3-5 offers in multiple offer scenario....lol!

What a great market you have and to think that foreclosure listings are down by over 50% shows you have weathered the storm and are strong going into the winter. Nice presentation.
