The common perception is that there are more listings on the Market, and therefore lower prices. But in actuality, Autumn is the ideal season to buy for many reasons.
In fact, a report released in 2015 by RealtyTrac indicated that data from across the country confirms; October is the best month to buy a home. After calculating statistics from 32 million residential property sales from the year 2000 forward, Analysts found that October is the month when buyers can get the best deals on homes. Average sale prices over the last 15 years have shown prices in October are 2.6% less than the average market value during other months of the year.
There are also usually fewer people buying once autumn sets in, meaning less competition for homes on the market. Autumn is also a good time to search listings which have been on the market for a while. Buyers can have more negotiating power when it comes to sellers who are tired of having their property on the market. As we head into the holidays, many sellers become more eager to move on as well, preferably before the big festivities begin.
Buyers can also benefit by buying during the autumn season from year-end tax credits. If you buy a home
now, come December and into January, you can also be sure to get some great deals on home improvement upgrades, appliances and amenities with the holiday sales rush.
Personally I like this season for house hunting as it is easier to view homes in different light settings. With our shorter days, you can view a home in the late afternoon or early evening, and get a feel for how the property is during daylight hours and at night, all at one viewing. With the rain and wind being more prevalent at this time of year, you can also get a better feel for how a property will weather future storms.
