Bears hibernate in the winter. They go off into some remote cave and are not seen again until the spring. What about home buyers? Do they act like bears and go hiding in the winter? Many people assume so. Common wisdom states that now is not a good time to sell a home. Reasons people give: schools have started, the holidays are coming, it's cold, it's rainy, etc ....
It is absolutely true that the number of home sales drops significantly in the winter months. However, since common wisdom is to wait for the spring to sell, that is what all your competition is doing. Have you every heard of being a contrarian? This is how some of the greatest investors made their wealth, going against the grain.
Well, we took a look at actual numbers from last year for Home sales in Wichita Falls, TX to see what really happened last year.
Quarter 2015 New Listings Sold Homes % Listings Sold
- 2nd Qtr 688 446 64.82%
- 3rd Qtr 726 469 64.60%
- 4th Qtr 547 399 72.94%
Homes listed in the 4th Qtr were actually 8% more likely to sell than those who listed in the spring and summer! We currently have bank-qualified or cash buyers who have not found the home they desire due to the lack of sellers in today’s market. These buyers will select a home before the spring selling season, so all the sellers waiting for a larger number of buyers will miss out on this selling opportunity.
If you or someone you know is considering selling their home in the next 6 to 12 months, give us a call and we can see if it meets the needs of one of our current well-qualified buyers. If so, will you please give us a call, 940-228-1730.
