This is a real estate market activity report for the Chapman Woods neighborhood of Pasadena. In this report I will share information regarding homes for sale, in escrow and closed transactions in the first nine months of 2016 with a comparison to the same period for 2015. Statistical information in this report has been gathered from our local multiple listing service (mls) and may not include all transactions in the community.
Chapman Woods is a neighborhood located in unincorporated Los Angeles County with a Pasadena address in zip code 91107. It is located near major freeways and the Gold Line light rail station at Sierra Madre Villa. There are numerous shopping, dining, entertainment, recreation and cultural options nearby either in Pasadena or the city of Arcadia.
The neighborhood consists of 462 homes according to the community website which has a strong block representation.
There are regular get togethers and a quarterly newsletter. A variety of architectural styles can be seen on the tree-lined streets of Chapman Woods. It’s not uncommon to find long term owners in this low turnover neighborhood.
The general boundaries of the area are Rosemead Boulevard to the east, north of Huntington Drive, south of Del Mar Boulevard and the SCE right-of-way on the west. Lot sizes in the southern portion of the neighborhood can be quite large(as are the homes) often in excess of one acre.
There are currently five Chapman Woods homes for sale ranging from a list price of $808,000 to $3,680,000 with one additional property in escrow.
From January through September this year, there have been nine mls-reported closed sales ranging from $752,000 to $3,360,000 with an average sales price of $1,533,000(median sales price $1,165,000). All but two sold at or above list price for an average 105.40% through September. The average price per square was $524.27 for the period.
In the same nine month period in 2015, there were 17 sales reported ranging from $643,000 to $2,008,000 with an average sales price of $1,172,400(median $1,051,000). They sold at 101.01% of last list price and for $522.00 per square foot on average.
Location within the neighborhood, the size of the lot(very important in this neighborhood), quality of the updates(or lack thereof), timing as well as emotional appeal all become factors in determing value in this Pasadena neighborhood. A more thorough analysis is necessary beyond what can be shared in a report as brief as this.
