This article has new & exciting information for all the readers to take advantage from. I, myself will be anxious to learn from it! So many times I write blogs and really don't think that it gets the impact that it should. So I love to see re-blogs of popular posts. Thanks again for sharing.

Recently I saw on Facebook what another broker in my market posted on their business page and it was really something that made me laugh.  It was not something that meant to be funny.  It was a serious post about the real estate market.  It was talking about shortage of inventory and rising prices and how it's a "sellers market".  NOTHING could be further from the truth in our local market.  We have an abundance of inventory, an average of more than 100 days on the market, and flat prices.

I think it's a great idea to share articles we find, but to establish yourself as the "local expert" saying you're the neighborhood expert isn't going to cut it. You have to give people the information they want and need and that is relevant to your local market.  Market reports are a great way to do that. Local information posts are a great way to do that.  Check out some of my numbers on local posts. 

Based on these posts having the numbers they do for the clicks on the post and all having less than 20 comments on ActiveRain I'd say that consumers are the ones "consuming" these posts. Rent a boat on my lake, adopt a pet in my market, one of my subdivision posts, about our local contract process, how our lake stays full even in droughts, the local recycle centers and giving your spouse power of attorney are some of my top ranking posts that continue to get clicks and even make the phone ring.

Yes, once in a while someone finds my posts and calls to rent a boat. They totally ignore the actual numbers and addresses in the body of the post and call me. And no, I don't rent my boats.  BUT.... do you know that twice when I've given someone my opinion of the BEST place to rent a boat while they were here "checking out the lake" they have become buyers and now own property here on "my" lake.  Okay, it's not really my lake, but if you think of Lake Sinclair you think of it as my lake don't you?  I do.  

Writing those local posts that might not seem like they would bring direct business can still be good for business. There is a local bait and tackle shop here that I wrote about.  Both the people who work there send folks looking for a house to my office because they know we send people looking for gas on the lake or bait to them.

I don't go around telling anyone I know a lot about Lake Sinclair.  And I've never called myself coach, expert or guru and I never will.  I simply provide people with information about my community, one that I think anyone who reads my posts will know that I love. And who can look at that sunset and not want to visit?  I didn't create that beauty, I just snapped the photo and filed copyright registration on it.  I love Lake Sinclair and I try to get that across in what I write on line be it on Facebook or either of my blogs (WP and AR). I share my knowledge about all things local.

In a local Facebook community group I'm a member of, my links to local posts are very well received. I very rarely post a house for sale there, but yet when someone says "hey who can recommend a good agent?" my company gets recommended again and again. 

So my advise is don't tell anyone you're the expert.  Show everyone you're expert by providing them with information about your LOCAL market and your local area. Then people will figure it out.
