Strong Late-Summer Results for Clark County WA's Real Estate in September 2016! 

Commercial Media reports this past couple of months have talked about a big slowing in the pre-owned residential market when they compare one late-summer month of 2016 to the same month in the prior year.  However, for the Clark County market the trending tools we use are not yet supporting such claims.  Here are the highlights for September 2016: 

  • Average-Sales Prices are still moving up, with the 12-month/long-term trend line up 10.59% compared to the prior year, and the 3-Month Moving Average  up 10.46% from the same month last year; 
     
  • The Inventory for Resale Homes slipped back down to 1.9-Months Supply - a very strong seller's market;
     
  • Approximately 660 Resale Homes were sold in September 2016, which is about 51 (8.4%) more homes than in September 2015.
     
  • REO/Bank Owned property sales were 14 units (2.1% of total); down from 20 (3.3%) in 2015. 
     
  • Short Sale /Pre-Foreclosure property sales were 7 units (1.1% of total); down significantly from 19 (3.1%) in 2015.

The September 2016 30-year-fixed home loan benchmark interest rate is 3.46% (up from 3.44% last month) according to Freddie Mac; compared to 3.89% for September 2015.  Still some of the lowest rates seen in the last five (5) years.

We've created custom graphs/charts for Clark County WA that will help tell the rest of the market's story. Using data from RMLS we apply a simple "smoothing" technique to better present the short-term trend (3-month moving average in Red); and long-term trend (12-month moving average in Blue).

This chart shows that the increase in unit-volume that started in 2014, and was strong in 2015; has now tapered off quite a bit although hasn't retreated. This sustained high-level of activity has served to keep available inventory low, and put upward pressure on sales prices.

The next chart (below) shows that sales prices are still on the up-tick, and recently a bit more strongly in that regard.

This Month's short term  Average sales price for Clark County is now up to $331,117!  This is up about $36,398 so far this year

These last charts show a few more items of interest, and are from the RMLS Statistics package.

The number of New Listings has dropped quite a bit from the level of the previous several months; and the number of Pending Sales has still been strong.

The last chart show both the Cumulative and Median Days on Market to be increasing but still quite low.
