This is a wonderful neighborhood with a great price point. The location is near the bypass route so if you are wanting to live in Delta, CO but need to commute to Montrose or Grand Junction...the location makes it easy.
My last real estate market report on this neighborhood was done in August. There have been a few changes in the real estate activity since then. This information comes from the local MLS.
There is one active listing and one under contract pending a sale. The price for the active listing is $173,000.- Three homes have sold since the first of the year. The average sold price is $161,291 and the median sold price is $165,000.
There hasn't been a lot of activity in this neighborhood and that's because there haven't been a lot of listings that have come on the market. With the low inventory in this neighborhood and throughout Delta...NOW is a great time to put your Emerald Hills home on the market.
