There haven't been many changes from last month. There was one quick sale in the $400-500k range, but the one that is under contract has a market time of 122 days. Sellers can still expect their listing to take a few months. A seller who can't wait that long can take measures towards a fast sale by pricing the home at or just below value and taking care to stage and market the home carefully. The median sales price for condos was $330,000.

We saw some quick sales in the $500-600k range, 25 and 9 days respectively. However, with a few new listings the inventory levels are inching closer to balanced. They are still on the side of a seller's market, which means prices are still on the incline and there is room for some more listings, but this trend seems to be slowing. The median sales price for townhomes was $569,250.

There have been no changes among the single family homes that are available. The one that sold did so for $1,355,000.
