Now that we are in the fourth quarter of 2016, I thought it worthwhile to take a look at the first three quarters and see what has happened in the market. Below is a market snapshot of Single Family Home sales in Sturbridge, MA, from January through September, 2016. (Data source: MLS PIN)
How does this compare to 2015? At the end of the first three quarters of 2015, we had:
Total sold: 82
Avg days on market: 142
Avg sale price: $279,176
Median sale price: $262,500
Sale price to list price ratio: 97%
Total market volume in First Three Quarters 2015: 22,892,438
Summary: The Sturbridge real estate market is rising at a steady pace. All variables are up over 2015. With only 36 single family homes listed now, we have about three months' worth of inventory on the market. Another 31 homes are currently under contract. It will be interesting to see how the final quarter plays out. We may be heading into a very strong sellers' market. Stay tuned!
