MESA COUNTY COLORADO REAL ESTATE MARKET UPDATE AUGUST 2016
Transactions were UP 43.45% for AUGUST of 2016 versus AUGUST 2015 and the AUGUST 2016 gross volume was UP 32.74% at $112,416,170 versus $84,686,115 for AUGUST 2015. Overall, the total YTD volume for 2016 is UP 7.24% over 2015 at $698,677,415. The average residential sales price in AUGUST 2016 went UP $1,763 to $242,998 and the AUGUST median price went UP from $208,500 to $211,250. The year to date for AUGUST values are $236,469 for the average residential price and $204,900 for the median residential price. WOW August was a HOT month!
Inventory is low at only 902 active residential listings here on the Western Slope UP from 861 at the time of last month’s report, and our MLS is showing that there are 438 residential listings that are PENDING! With interest rates remaining way below 4% for most loan types, this is an amazing time to buy! Please think of me if you are thinking of buying or selling a home this fall!
March and August so far have shown the largest increase in volume over same period last year at +42% and +32%, respectively. Our biggest drop in volume as compared to last year was in June at over 15%, January was the second biggest drop at over 12%. Overall, we are above the 2015 volume YTD, as stated above, at 7.24%
