This is a real estate market activity report for the Upper Hastings Ranch neighborhood in Pasadena. Hastings Ranch is situated in the northeast area of Pasadena(zip code 91107) adjacent to the San Gabriel foothills adjacent to the city of Sierra Madre. It consists of three separate neighborhoods: Lower Hastings Ranch, Upper Hastings Ranch and Hastings Heights.
The Upper Hastings Ranch neighborhood is situated north of Sierra Madre Boulevard, west of Michillinda Avenue, south of the Hastings Heights neighborhood and east of the Eaton Canyon Golf Course.
This neighborhood was first developed in the early 1950s. Although Pasadena is not known for its large scale tract developments, there are more than 1000 homes in the Upper Hastings Ranch area with the majority belonging to the Coronet series of homes which were built as three bedrooms and one-and-three-quarters bath starter homes. You can still find a significant number of original owner residents and the homes I have seen over the years range from those in retro cool 1950s condition to some incredible renovations plus quite a few in between.
The decades-long Holiday Light-Up each winter is a Pasadena favorite where each street in Upper Hastings Ranch has a decorating theme. Just after New Year’s Day, the decorated floats of the annual Tournament of Roses Parade are on display at Victory Park which is also home to a very popular Farmers Market each Saturday.
The neighborhood is convenient to shopping, dining, recreation, culture and entertainment. Transportation is easily accessible via the Foothill(210) Freeway and the Gold Line light rail station at Sierra Madre Villa.
There are currently four homes on the market for sale in Upper Hastings Ranch ranging from $875,000 to $1,299,000 with an additional four in escrow.
In the first nine months of 2016, there have been 29 closed sales reported in our mls. These transactions range from $653,000 to $1,498,000 with an average sales price of $877,603(median $808,000). They have sold on average at 101.63% of last list price and for $506.01 per square foot for the period.
From January through September in 2015, there were 24 closed transactions ranging in sales prices from $675,000 to $1,250,000 with an average price of $863,667(median $849,000). They sold at 99.03% of last list price and for $463.50 per square foot on average during the period.
During that same time period in 2014, there were 21 sales from $596,000 to $1,000,000 with an average sales price of $800,038(median $800,000). They sold at 99.43% of last list price and for $439.61 per square foot on average.
As I have stated in other market reports, more detailed information is needed for a
prospective buyer who is crafting an offer or for the homeowner thinking of selling
in arriving at that ideal list price than the limited space in this post. The differences in home and lot size, condition, updates(or lack thereof) and location within the neighborhood all come into play and definitely need to be addressed.
