 Recently this was asked by Jeff Dowler  in the Q&A:

When you take a new listing do you ask, or does the seller volunteer, what their bottom-line sales price is?  

 

Bottom Line

To me the responses were surprising.      

I don't think I have ever taken a listing that I did not know the seller's  "in their pocket" bottom line price.

Do we always get that number?  No.

Do we negotiate? Yes.

 Do we discuss this bottom line during the listing period? Yes.

 

As a listing broker I am always working for the seller...no dual agency.

 I know what the seller wants for the bottom line.

My goal is to always get the  best deal for the seller. How can I do that without knowing their bottom line?

Interesting..I missed that question in the Q & A. I always know what my seller's bottom line is..we discuss it and sometimes it changes..it does depend on circumstances and they can change.

Margaret Rome, Baltimore Maryland Typically I don't want to know their bottom line.  If they don't tell me their number, they know I didn't simply present them with a contract at the price they would accept.   That being said, though, each situation is unique and each requires me to determine which information will deliver what my client needs...sometimes that means I need to know their bottom line.

Lisa Von Domek I don't think I can give my seller the best service without knowing this information. 


Example a buyer wants to see the house and it is more than they are qualified for. You may miss that sale if you did not know the seller's bottom line.

I am with you on this Margaret Rome, Baltimore Maryland. I know of several agents who I suspect work for themselves and their bottom line not the seller.

Hi Margaret -

I understand your position. But there are agents who will tell you what their seller's bottom line or buyer's top is to get a deal together. It's as wrong as can be, but it happens.

If we don't know that until a negotiation, it doesn't change a thing about how we work, but there can never be a question that the offer might rely on compromised information. It makes our clients more comfortable that they're in control, and it builds trust with those who are new working with us.

Dick Greenberg As a professional, I do what's right for my client and I am not concerned with others who are integrity impaired. The level of trust between me and my sellers is  so  high... this is not something to consider.
