Prospective home buyers are searching online for a period of several months prior to officially reaching out to a real estate agent. Fast forward, and that prospective buyer is now calling you! That’s fantastic, right? Your debating to screen the call with the buyer via phone conversation or you would rather meet in person at the first showing to begin to provide advice. This was the thought process I had because I did not want to come off as another sleazy real estate agent. However, in our current real estate market in the Western Upstate of South Carolina I quickly threw that thought process out of the window.
You may ask why? Currently, my interest’s is to uphold my duty owed to them to advise them at the first point of contact that pre-approval is needed and needed quickly. Although, I know the customer does not know the vital impact of being pre-approved before they reach out to a real estate agent. I will give you an example. For the past 3 months and it is even going on now, houses are going under contract left and right. All of my customers have researched Zillow and have their perfect home, but have to face realty; which the home is under contract by another buyer.
This may seem as a catch 22 scenario because my customer will provide me with the next home on their list and the same vicious cycle continues. Educating the new prospective buyer is very challenging in a very fast moving real estate market and our market is getting worst. However, the pre-approval letter is just the very beginning of many of their real estate journey’s. If you are a soon to be real estate buyer in a fast-moving market avoid the stress and pressure and reach out to a reputable real estate agent even if it is too soon. It may be too soon to you now, but having an advantage in a fast-moving real estate market is a buyer that has strategically discussed their goals with a real estate agent early in your home search.
