Pukalani Maui HI - market update Aug Sept Oct 2016

In Upcountry Maui, Pukalani is a pretty hot market right now with plenty of sales every month.  What's been happening lately and what's for sale now...

SOLD in Pukalani Maui August, September and October 2016:

  • 17 residential sales priced from $515,000 to $1,222,673
  • average sale price was $669,782 and median sale price was $635,000
  • Days on Market (DOM) varied from 41 days to 408 days, average 152, median 97
  • lot size ranged from 5,380 sf up to 2 acres, most of them were under 1/3 acre
  • 11 were 3 bedroom homes, 5 were 4 bedroom homes, and just 1 was a 5 bedroom
  • only 1 property had a detached cottage, and it sold for $715,250
  • 1 was a short sale, none were bank owned
  • 3 of them were "residential condos" meaning they come with some deeded land
  • 3 townhouse/condo homes sold priced from $450,000 to $550,000 - 1 each at The Gardens Upcountry, Liholani Golf Villas, and The Cottages at Kulamalu
  • 1 vacant lot of .46 acres sold for $387,030 in the brand new Kualono subdivision

ACTIVE listings in Pukalani Maui:

  • 9 homes for sale listed between $650,000 and $1,500,000 - (this last one might be considered a Kula listing and sits on 6 acres)
  • DOM ranges from 9 days to 119 days
  • only 1 property comes with a detached cottage of 600 sf
  • none are short sale, bank owned, or residential condo
  • 2 condo units at Cottages at Kulamalu are priced at $525,000 and $599,000
  • 5 vacant lots are priced from $269,000 to $890,000 - lot size from 1/4 acre to 6 acres

PENDING listings in Pukalani Maui:

  • 15 residential listings under contract and priced from $399,000 to $1,199,000
  • most are about 1/4 acre, a few are 1/2 acre and 1 is almost a full acre
  • 5 of the these listings come with a detached cottage of 600 sf or more
  • 1 comes with an attached apartment/ohana
  • DOM goes from 9 days to 329 days since being listed
  • 2 are short sales and 1 is bank owned REO property
  • only 1 is a residential condo home
  • 1 condo unit at Cottages at Kulamalu is pending and priced at $649,000
  • no vacant land is currently pending sale
