Drive Bys DO WORK for Buyers AND Sellers...

Having a house on the market isn’t easy…  It’s not just having a sign in the lawn.  When done the right way, it’s keeping the place neat & tidy from basement to attic; it’s getting showing requests throughout the day for appointments that could occur at any time; it’s about leaving your house at varied times so that it can be shown (dinner time, nap time, homework time); it’s about waiting for feedback to see how that showing went; and of course, it’s about waiting for the right buyer to want your address.

 

When I’m working with buyers I always encourage them to take a drive by before we request a showing appointment.  Why?  To be sure that the house is REALLY one that you want to visit.  Let’s face it, most houses look great on-line.  The drive by can prove otherwise (“I didn’t know the house across the street hosted a junk yard”; “I didn’t realize it was located so close to ___________”; “They didn’t show that in the pictures and I really can’t live with it,” etc. etc. etc.   The drive by can help YOU better spend your time visiting houses that might truly fit your wants and needs in a new address.

Now back to the seller… They were excited to receive a showing request on Wednesday for Sunday afternoon.  They approved it.  They spent a few hours on Saturday getting the house ready (after all, they do LIVE there, both work and those children do like to play with their toys) all wondering if this one could be “the one” that helps them move to your next chapter.  Sunday arrives.  They enjoy the morning at home and put the extra shine and sparkle onto things before getting everyone ready and out of the house in time for the showing.  As they’re out enjoying the afternoon with your family (all the time wondering how the showing is going), their agent gets a call from the showing agent…  “We’re not going in.  They don’t like the neighborhood”.   NOW… to each their own but WHAT?! 

Having a house on the market isn’t easy…  Finding the right house to buy isn’t always easy…  But let common courtesy lead the way to your new address & do a drive by.

I have had a recent listing where this has happened. I always encourage the "drive by" first. A good house in a bad location is not really a good house!

Such an important point, Brenda. Driving by helps the buyer imagine what his/her daily commute will be like, how it will feel driving to the house, what the neighbors are like and so forth.

Hi Brenda - You're right that drive bys are a good idea - for most buyers. We've had a few over the years that needed a bit more supervision, though - one guy saw the seller working in the yard, stopped to chat, and cut a pretty bad deal, which we at least got to write up : )

That's a great suggestion Brenda. I recently rode by a house that was on the market for over a year and it looked like a great buy.  The house next door seemed to "stick out like a sore thumb"! I thought that might be why the house didn't sell.
