   First Quarter Market Report 2008

 

Here is the First Quarter of 2008 Real Estate Market Activity (January - March). Check back each month to see the monthly 2008 trend for Enterprise AL & the Wiregrass Area.

There are currently 1,243 homes for sale with 134 of those homes listed PENDING as a contingent sale. Pending means there is a contract that has been presented and accepted by the seller with a contingent specified in the sales contract. There is a specific time frame to have the contingencies lifted, at which time 1 of 2 things will happen: 1- the home will either go back on the market and will be active in the Wiregrass Multiple Listing Service (WMLS) or 2 - continue to be listed as pending and will not show in the active section of the Wiregrass Listing Service Multiple Listing Service (WMLS) .

During the first quarter of 2008 - homes in the Enterprise AL and surrounding area average sale price of MLS listings were $141,683.

During the first quarter of 2008 - 334 homes sold - which means that ownership changed hands and the new owners are listed on the tax records recorded at the Coffee County Courthouse.

During the first quarter of 2008 - the MLS percentage of Sale Price to List Price was 98.45%, which means that all 334 homes sold for 98.45% of their original list price. The total Sold Volume for the Wiregrass MLS was $47,322,208.

The Absorption rate in the Enterprise and surrounding area is 16.14 weeks or approximately 4 months of inventory if the current conditions remain unchanged and continue to sell at 77 homes per week.

An absorption rate is the ability of the real estate market to sell off all of the houses that are for sale in Enterprise and the surrounding area of Coffee and Dale County. For example, if 100 homes are sold every month and there are 1200 homes for sale then it will take 12 months to sell all of those homes.

 

What type of market are we in?

Normal Market - Between 5 and 6 months of inventory.

Seller's Market - Between 1 and 4 months of inventory.

Buyer's Market - 7 months and higher.
