We have all had these listings.


Nice house, BUT, it's a busy street....Great location, BUT, it's too small....Gorgeous kitchen, BUT, it's an awkward floor plan.


At the end of the day, it's always about price.  Buyers will overlook the worst situation if the property is a good value. Even power lines, cemeteries, highways & more!


On a regular basis, a seller will comment that buyers didn't say their house was "overpriced".  Buyers will make every excuse in the book before saying the property is over priced.


If your feedback contains a "BUT", talk to your seller about price!

This was a clever way to present this issue. We all hear that feedback with either an explicit or implied BUT when buyers are sharing why the house wont work. Considering these potential BUTS upfront needs to be part of the process of determinning the right price.

Yes, and all too often the response is "but" I need this much money or "but" it's worth more, etc.    Still a but house.

And a great way to counter a "but" is with another "but".  Life and houses are not about perfection, they're about trade-offs.  You can't have everything you want, BUT you can get what you need.  Hmmm.   Sounds like a song title.  :)

Love it, a "but" house. Unfortunately not all sellers  understand the but. After all, those buts don't bother them.
