Real estate is a roller coaster ride but you can even it out and a good start is to obtain some listings. Remember any buyer you work with and close could be a new listing in 3-5 years! Good morning Dorie! Thank you. I abosolutely agree. I have been "scolded" so to speak about focusing on buyers so much, but I agree, that with great service and great follow-up, you have that possibility when they choose to upgrade/move and they will choose me to list.

Realtors that are intimidated by listings are experiencing a natural fear: they do not know how to fully communicate their value yet. See it cost $0 to work with you as a sales agent, but it costs 6% to work with you as a listing agent, so you have to sell yourself better to listings. There is also more competition for listings so sellers feel empowered.
If you rehearse a head of time and give your best shot while presenting, you'll get the hang of it. Role play with someone you trust in advance. If you don't get hired, politely ask for feedback why? (And accept their answer, do not defend your position).

I have been checking in with clients, but, to be honest, I have failed in asking them their preferred method of communication outright. I have followed their lead, so to speak. Thanks for bringing this to my attention- something that I will change!
Marcell, welcome! I wish you the best of luck in this roller-coaster business of ours. Pushing yourself to create videos is admirable. I am not comfortable with it either. My advice is to keep them really short as people have a short attention span. The shorter the better.
And here is my tip to you, since you are new to ActiveRain. When you reply to comments, you need to "tag" us. This is how you do it.
You have to use the "@" before typing the name. Look at Dorie Dillard's comment above (#7). See how your name is highlighted in blue? That's what you have to do to tag someone. A little drop-down box will appear and then you click on the name. See? Dorie Dillard

The videos I am doing are VERY short! I probably 20 sec or less. So far, really just a quick thank you to leads that respond to a post/ad etc. Thank you for your advice, it is truly appreciated.

Listings are more about knowing the market. Follow up with expired listings, especially the ones that haven't come back on the market after 30 or more days off the market. Send them market statistics for their area, sold data, interest rates, etc. Contact them indirectly with mail, then email or a phone call and then a face to face visit. Stay persistent until they tell you to go away or that they have decided not to sell. Good luck!

Welcome to Active Rain. You have found a great resource. One thing I found helpful is to have a good mentor. Perhaps you can find a mentor who will let you come along to some listing appointments so you can gain some insights and confidence... or at least role play with you.

I know what it's like to start business in a new place - I moved from Boston to Carlsbad CA 11 years ago and we knew abolustely no one here.
You are in a great place to learn from so mnay others, and there are some great ideas above. Not sure I have anything else to add but will let you know if I do. Getting to know as many people as possible will help. Learn as much as you can about the market and market conditions and share what you know about the area housing, communities, etc. here regularly.
