The numbers are in for September and La Mesa continued to see price increases. Here is a quick update. YTD numbers are through September 30, 2016.
91941 Single Family Homes – 2016 YTD over 2015 YTD
Homes sold – 397, down from 418 in 2015
Median price - $569,000, up from $529,000 in 2015. 7.00% increase in price
91942 Single Family Homes – 2016 YTD over 2015 YTD
Homes sold – 350, up from 345 in 2015
Median price - $472,000, up from $440,000 in 2015. 7.00% increase in price
91941 Attached Homes – 2016 YTD over 2015 YTD
Homes sold – 54, up from 37 in 2015
Median price - $245,000, up from $224,000 in 2015. 9.00% increase in price
91942 Attached Homes – 2016 YTD over 2015 YTD
Homes sold – 167, down from 185 in 2015
Median price - $285,000, up from $266,000 in 2015. 9.00% increase in price
So what does this mean for La Mesa homeowners considering selling or those who want to buy? As we head into the holiday season, we typically see the market slow down a bit; not as many homes coming on the market, and not as many buyers. However, as the inventory is already tight and homes are selling in less than 30 days, I don’t think we’ll see any drop in price as we head into the New Year. This is actually a good time to buy as interest rates are still low and fewer buyers’ means les competition.
I am often asked about the difference in prices in the two La Mesa zip codes. 91941 includes Mt. Helix and the village area which are both highly desirable. Mt. Helix has many million dollar plus homes and some of the best views in the county, and many homes near the village are quaint Craftsman cottages or Spanish style bungalows in walking distance to shops and restaurants. Homes in these areas generally sell at a higher price point than homes in the rest of 91941 or 91942, so these two areas tend to influence 91941 median prices.
