Statistics say that over the course of a year, you’ll come across 3-5 people who are planning to move. When you run into these people, I’d reall appreciate if you'd pass on my information to them, or send their information to me so I can reach out. While I have you on the phone, who do you know that is thinking about moving right now?

Real Estate Script 3: Happy Birthday Call

Hi Jill, it’s (your name) calling from XYZ to wish you a happy birthday! I want to wish you all the best on the upcoming year.

Real Estate Script 4: Home Anniversary Call

Hi Jill, this is (your name) from XYZ Realty. I noticed that it’s your (X) year anniversary since you bought your beautiful home. I hope you’ve been enjoying many happy times there. I’m just calling to congratulate you and thank you again for chosing me as your Realtor. Please don't hesitate to contact me if I can help you or your friends and family with anything related to real estate or home ownership.

Real Estate Script 5: Business Directory Call
Hi Jill, it’s (your name) calling from XYZ Realty. Over my career working as a Realtor in the (city name) area, I’ve put together a terrific list of contractors, suppliers and tradesmen. My clients love having this list of reputable professionals on hand and I realized I haven’t shared it with you. Can I email you a copy?

Real Estate Script 6: Special Event Call

Hi Jill, this is (your name) from XYZ Realty. I’m reaching out to invite you to a neighborhood BBQ that we’re hosting, it would be wonderful if you could come! We’ll have activities for the kids, too. It’s going to be a great afternoon of fun for the whole family, and there is no charge! (Give details of event).

I have been making phone calls in the Mortgage biz since 2000.

I know getting them breathing on the phone is difficult but thats another discussion.

Scripting can work depending on the person on the other end. Many people today are conditioned for that and will find a way to get off the phone.

Timing is the key point to consider, just because you are calling with an intent does not mean they are willing to follow.

You must use multivariate approaches because it may take more than 10 touches to get a yes.

Are you building your list and segmenting that list?

Scripts work well when it's internalized with  confidence. Use it often and it becomes reflexive, natural and convincing. I refrain from asking directly for referrals, instead, I hand or mail clients 5 business cards, one for my client and 4 for friends or family members who may need help with real estate or other financial services. If scripts don't work, why does Hollywood award actors with Oscars?

Excellent list!  I'm currently working on that list of trades in a brochure and can't wait ot call with that info. You are right, so many of us don't have a reason to call so this is a great reminder.  Dailing for dollars pays off!

Most of the time, a simple Hello, how are you? ~ will do the reminding. What you are telling or writing is not as important as consistency of touch ups.
