Let's explore some of the reasons SunCal has hit the ball out of the park with this amazing development. People want to know why has the community become such a sought after place to live and what the true cost of buying a home in Potomac Shores.  I always share with people. There is a lot to know before you decide if this community is right for you. Let me share why.

Potomac Shores is the vision of SunCal the developer.

 The goal was/is to build a brand new Live, Work, Play  community, anchored by the Virginia Rail Station,  Potomac River amenities such as a day to night town center, nature trails, Marina, canoe launch, a five star hotel ( that's the goal), and  commercial space. Combine that with the public Jack Nicholas Golf Course, the Tidewater Grill, a new community Elementary School, and new Middle School , the The Shores Club and a largest selection of Front Porch Living Homes in Prince William County Virginia.

How much are homes in Potomac Shores. Homes can range in price from the low $450,000 up to $1.4 Million. In the beginning almost four years ago now, we had model row where you could tour six of the fourteen different styles of Tidewater Style homes that were being offered. To date more than four hundred people have opted to move to Potomac Shores and that is now slowing down. Just this month sales folks reported once again they had over 14 homes sold in one month. Currently we ( Patty Blackwelder  and I) have two customers under contract for 2017 deliveries. People call us all the time for help. The reason, they have learned via GOOGLE that  Patty started out working in this community when it was first built and I have lived in the community for over a year now. There is a house type for everyone.

Now let's talk about the true cost of owning a home in Potomac Shores. I will us my personal home as an example. We own a 4800 square foot Chamberlin Model with soaring twenty foot high ceilings. This is one of the Main Level Living Design homes. Every home has a front porch and many have rear porches as well. The community is gorgeous all year long as people really take pride in ownership here.

a.These homes are so tight and energy efficient it will amaze you. We came from an older home with average bills of $250 a month that could spike to $700 in winter. Since we have moved to Potomac Shores ( a full year now) we have never had a bill over $250 a month. The average is around $130. I am not kidding! The savings is amazing.

b. The Internet and gym, pool etc is included in the HOA Fee here. So that is a big cost savings as well. Everyone always asks. How is the Internet Service We upgraded to the highest speed and it is awesome. SunCal negotiated this in the very beginning. The HOA fee is $175.00 a month.

c. Another cost to live in Potomac Shores is the extra tax. This is called the Community Development Authority tax. This fee is spread out monthly in your mortgage escrow. Keep in mind only a few communities have such a tax but, it you want to live, work and play in Potomac Shores the price for a single family home is just over $1300 per year and around $900 a year for a townhouse. It is what it is....

 Now let's talk about the lifestyle in Potomac Shores....

We have owned in Potomac Shores for a year now. Never in my wildest dreams did I think I would like living here as much I (we) do. Everyone here seems to have purchased with the desire to be apart of something more. This community has an active Activities Director, a Social Committee, a Communications Committee and active resident website and publishes The Front Porch News quarterly. Every month a class schedule is published with things like Zumba, Latin Dance, Yoga, Spin, in the gym. Then there is the book club, the cooking classed, the meet and munch with your neighbors and the Ladies Who Lunch club. This is a very unique place to live.

Everything SunCal has proposed for the grand scheme, seems to be being implemented step by step. Since we moved in a year ago, The Crossings Neighborhood was released for Sale, The Pointe, The Fairways, The Shores are basically sold out and the Cove is almost sold out. The Shores Club with two pools, and state of the art gym opened! The elementary school is well under construction, the canoe launch dock is in, the developers are moving the earth and putting in the infrastructure where the Town Center and the Luxury Townhouse are going to be.

According to the sales staff the  townhouses are going to be built by Pulte Homes and the new neighborhood back by John Paul The Great is going to be built by Brookfield Homes and Ryan Homes.
