Can just any agent List and Sell a Condominium?

A strange question from a caller and I needed to get to the bottom of it. The lady owns a Manchester NH condo, she wanted to know if any agent would be able to list and sell one. First the WHY she was asking, as she said "she is ready to sell and her neighbor chose an agent online and still has not been able to sell the unit". 

 

The general premise may be anyone who passes the state exam and becomes an agent should be able to list and sell any type of real estate. The however, is that is just not so. Listing a home is a specialty. Selling a home is a specialty. When the property is a condominium, that add some intrigue. Anyone can list a property, it does not mean it will sell. 

 

In brief the agents you choose should be well experienced in listing, marketing and selling property. They should know what the difference a condominium is over other home ownership options. It is a must they should know the condominium community you live in.  

In the end, the woman knew her neighbor chose wrong. She also remembered that i had sold 2 condos in her community within the last year, both in less than a month. She told her hair stylist she was thinking of calling me. The hair stylist told her good stories her clients have shared about their experience with me. That is why she called me. We discussed options, values and the market. She asked if she can list now, but sell after the holidays. 

 

 

In Summary a home owner deserves the best agent. A GOOD Listing Agent's job is to work with their Seller through each step of the Selling process. It is not time for trial and error or short cuts.  LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

I'll add to this discussion, Scott Godzyk ... as a LO I can definitely say that maybe every agent is allowed to list a condo.  But not every agent should.  

There is specific knowledge, expertise, and experience needed to transact a condo fluidly and successfully ... and I have run across so many agents that are totally unaware of the specifics of doing so.  

Sellers and Buyers alike need to devote their time and effort to finding an agent (and LO) thoroughly and successfully experienced in condo properties and transactions ...
