Debbie Reynolds points out a very important fact about new homes and the inspection process.  

2 Points 

1) I purchased 4 brand new homes and never used a buyer representative. Why? I was ignorant.  I never realized this was an option.  All Buyers need to have a buyer agent represent them.  That buyer agent will point out your rights on purchasing a new home.  


2) Model homes - Most buyers pay more for a model home and probably have a line of potential buyers behind them. They are full of upgrades and the seller wants you to pay for them.  What you don't know is that a model home is the first home built and may have many areas that are changed in previous homes. Mistakes can be made on the model....after all it is the first one made.  You also don't get the benefit of any additional improvements made in the construction of future homes.  However,  you are probably paying for those improvements because the future homes have a price increase that will also translate to the "Model".

new homes need home inspections tooNew homes are built by human hands. Thus errors occur and new homes can have flaws. This is why you need an objective eye to check out your new home before you buy. Not only is it smart to have a licensed home inspector check out your new home he will likely find some items that need correction. Just because it is new it doesn't mean it's free of flaw and perfect.


Home inspectors use systems and checklists to make sure they check out the components of a home.  This usually means they find some things that were overlooked during the building process. New homes in Clarksville TN are built fast. Buyers often buy before construction is completed.


The State Purchase Contract in Tennessee has an inspection contingency option that I recommend to all my buyers. This extra step in the home buying process is an important part of buying. You need to know that the home you are buying is well built and address any serious issues before you buy. It is a way to get some peace of mind.


Builders are inspected by local codes authorities but even these professionals make mistakes or can miss something. The builder trusts his subs and contractors to do good work but that doesn't always happen. Workmanship and material fail. A home inspector looks for these oversights or repairs that should be corrected by the builder.


It is not insulting to get a home inspection and it doesn't show mistrust of the builder. It is part of the buying process and just look at it as one of the steps to getting your home closed. 

My builders generally will do the repairs found on the home inspection report. Be fair and not nit-picky or ridiculous in your requests. Repairs from a home inspection report are negotiable. Buyers have to work this out with the builder and your agent will be instrumental with this negotiation. 


Home inspectors in the Clarksville TN area are fine with the buyers attending the home inspection.  This is helpful and is an education process for the home buyers. Inspectors are good about pointing out routine maintenance items and how to care for your home.


New Homes Need Home Inspections, too. Home inspections cost a few hundred dollars but it is money well spent. Make sure you use a reputable home inspector that will be objective. If there are issues with your new home you need to know. If it gets a good report you can move forward knowing that you did your due diligence and it is in good condition. Even new homes have items show up on reports.
