My Active Rain friend Michael Thornton recently posted a photo of mushrooms growing in a new construction home. (Read Michael's post HERE)

I have to admit, I wrote a nice comment but inside, I had a nice chuckle. Mushrooms growing in a home? Crazy...

Fast forward to May 5th, 2008 in Lebanon, Missouri. An investor I work with stopped by the office; he wanted Benage Dairyto see a foreclosure property I have listed in downtown Lebanon. This historical building has been vacant for many years, as the property was in a lawsuit due to the foreclosure.

All ready old, sitting empty has not been kind to this building.

As my investor walked through the property, I stood by the door. The leaking roof has left the building smelling less than rosy.

 



Laughter caught my attention... Mushrooms held it.

Never had I seen mushrooms growing on a property. Before today, Michael's post was as close as I had  been.

I think I was punished for those silent chuckles!

I would think things would have to get pretty bad before 'shrooms would start growing inside a building.  Then again some days I feel like one... kept in the dark and fed.... well, you get the idea. :)

Jesse - I'm with you my friend, some days I can relate as well - what really hurt is when my client took his shoe and kicked at a patch of mushrooms... ouch, I could feel their pain! <G>

Michael - I'll get to work on that group... this building has a flat roof and wasn't too bad even a few months ago. We've had record setting rains here in Missouri and it's just been too much for this old building.

Whew!  I hope I never have to experience mushrooms growing inside one of homes I'm showing to a client.  How would you handle that objection?!?

Ewwwww!   That's pretty dank and musty in there!  Lots of mold and mildew.  I suppose if you lived there you'd have to wear those breathe right nasal strips. 

How much are they asking for that piece of property?

Hi Debbie!  Given any more thought to that log home business?  I've been with the company for little over a month and I have ten inquiries already... and I haven't even tapped into the United Country people looking for log homes.  Let me know what's up!

Judy- "Less than rosey" was the most polite way I could describe the smell! Don't think we want to bottle this one!

Lisa Marie - Oh, Lisa Marie, I hope you never have to find out if you can handle the smell! It's a smell I don't think I can ever get used to.

Claude - Actually, almost everyone I have shown this property too laughed at the mushrooms and just shook their head at the rest.

Jon - Hi my Friend! I have not forgot about you - I still want to explore the log home lead you sent me. I've been busy with the two offices - five of my listings, including this one, went under contract this week. I'm down to 16 or so listings - now I have to build back my personal inventory! <G>

Congratulations on your log home inquiries - please keep me updated on that venture.

I got 33 listings now and can't seem to get any of them under contract.   I'd rather have 16 listings that will SELL!  I'd love to have five under contract!  But between my wife and I we ain't got nadda!  Things are really slow.  I have about 1% of the entire MLS listings and you'd think I'd get an offer on something!  Been getting the calls... but... Where's the Beef?

In the meantime, I got two more inquiries on my log home business.  This is a great complement to our Untied Country franchise.  I got a log home display trailer that I can pull behind our truck, and that thing has been getting the calls!  "Oh, how cute~!  That would make a great doll house for my daughter... you could have sleep-overs in it....  - How much does it cost to build one of those?"  It's a novelty!  I'm going to use it in parades as a float!

If you want, I'll have my friend, Paul Pence, give you a call.  He's one of the owners of the company.  Just let me know.

WooHoo! I just now realized I never came back to give you the update: this property went under contract and CLOSED on May 30th! A local attorney purchased the property and has already started to rehab the building! Can't wait to see the finished project -

Don - Hush my friend! I had no sooner mentioned to Michael Thornton that I had never seen mushrooms growing in a home/building, than here they were! I think I cursed myself!

Arina - It really is sad - it has been neglected. A local business man bought the property. I think he will bring it back - and then I can post before and after pictures!
