FSBO Gives Number One Reason to Hire a Realtor

By
Real Estate Agent with Bucci Realty, Inc. BK3064647

Yesterday afternoon I was speaking with a home seller who had been pursuing the for sale by owner route for the previous couple of months.

In this particular case the asking price was probably pretty reflective of the market conditions and competition.

Still, he had been unsuccessful.

His simple reason for hiring a Realtor..... At least with real estate agents people look!

Selling a home is much more than placing a FSBO sign out front.  Selling a home involves multiple approaches and strategies.

  • Pricing appropriately for the market (done by the FSBO seller).
  • Preparation (almost done but some left to do).   Preparation is vital for successful presentation.  Presentation simply comes down to how a home looks to the prospective buyer - not the seller
  • Promotion.    Rarely is successful promotion by placing a sign out front.   Your real estate agent must use an effective individualized marketing plan that gets your property in front of your largest potential buyer pool available and, ultimately, attract the right buyer!

I often refer to the above components as the Three Ps of selling a home.

Successful marketing will get people in your house.   Most home buyers use Realtors when searching for a home to purchase.

There are multiple pitfalls to selling a home as a for sale by owner.  Many deal with the transaction and process.  Many involve safety and managing risk exposure.

Want to sell your home with the least amount of hassle?  Call on a local, knowledgeable Realtor.

Gary, if selling a home was indeed easy, we wouldn't get paid so much for doing it!  And you're so right.  It's about a lot more than a sign in the yard.

Well said, Gary. There's an awful lot that is behind getting buyers to look, and it's way more than just a sign.

Jeff Dowler - People overestimate the power of a sign while under estimating the power of a good Realtor!

It is always mind boggling to me when sellers ttry to sell their homes without hiring an expert.  There are so many things to consider and they just aren't trained in this arena.  I often wonder if they do their own dental work as well.

An owner can sell their home and in a strong market receive a fair price. No denying that. But is the time commitment and stress worth it? In many cases, no. Real estate professionals make things easy for busy people.

Belinda Spillman - Your comment makes me think of a visit to my dentist last week. There was a small cavity starting and I opted to have the quick drill and fill without anesthesia.  Wonder if that qualifies me for FSBO!

So very true, Gary.  Though, there are some folks that feel not paying a commission is worth getting less for the sale of their home.

Gita Bantwal - Thanks. Can't sell if you can't get people to come see it!

Gabe Sanders - True.  The tradeoff seems illogical but Spock was not a Realotr.

Good morning Gary L. Waters, Broker Owner, Waters Realty of Brevard, LLC ,

I'm so glad Gabe Sanders re-blogged your post..I missed it! Very well stated..there is so much more than putting a sign in the yard!! A good Realtor knows how to market like they mean it and get people in the door! Can't sell if the buyers don't see it!

What a great post, Gary L. Waters, Broker Owner, Waters Realty of Brevard, LLC!  I alsu use the 3-P's in my listing presentation and FSBO's tend to 'get it' after it is explained to them.  They simply don't have the bandwidth, the knowledge or the experience to manage those 3 P's at all!

The 3 P's are the magic formula to move a property into pending status. FSBO's don't usually know it is so much work.

We often tell sellers we do far more than the three P's of real estate, place it in the MLS, put up a sign, and pray. So many people think if they just pay someone to put it in the MLS, put up a sign that will be it. I know in our area it takes much more than those three P's to sell a home and that is why we get hired.

Good morning Gary L. Waters, Broker Owner, Waters Realty of Brevard, LLC , Some sellers have to find out the hard way, when selling their home. They need to sell it the right way, the first time.
