The first thing I tell my sellers is I represent them. The buyer's agent represents the buyer. As such, there are things that can happen on the buyer's side of the transaction that we have no control over. One of the biggest obstacles is closing on time. It's tough when the buyer's lender cannot close on schedule, and it seems to happen more with institutional lenders than mortgage brokers.
When I asked the loan officer why this particular home in West Sacramento needed a 2-week extension, he offered the excuse that he had been on vacation and his loan processor dropped the ball. This was a Wells Fargo loan rep, and Wells Fargo has its own share of difficulties right now.
