Pheasant Run is an established neighborhood in the small town of Eckert. That's just about three miles south of Cedaredge on Highway 65. The neighborhood is made up mainly of ranch style homes built in the 1970s. The lots are larger with most of them being around half an acre. The neighborhood has nice views of Grand Mesa.
This is one of those neighborhoods that people love to call home. There is very little turnover, but there is some new real estate news to share since I wrote my last neighborhood market report.
There is one active listing and one that is under contract. The average list price is $194,950.- Two homes have sold since the first of the year. The average sales price is $227,500.

There haven't been many sales in this neighborhood, because there haven't been a lot of homes that have come on the market. There are other areas in Eckert that have similar appeal to this neighborhood. Del Ray is one of those neighborhoods.
The inventory of homes on the market right now is extremely low throughout the area. It's getting competitive due to the shortage of available homes.
