This is a real estate market activity report for the Casa Pasadena condominium complex located at 1127 East Del Mar Boulevard. In this report, I will share information regarding sales so far in 2016 with a comparison to closed transactions for the previous three years. Statistical information has been gathered from our local multiple listing service(mls) and may not include all sales in the complex
Casa Pasadena was built in 1967 as apartments and later converted to condominiums. Its convenient location at the northeast corner of Wilson Avenue and Del Mar Boulevard is just north of the California Institute of Technology
(Caltech) campus. In addition to Caltech, Casa Pasadena is close to numerous shopping and dining destinations plus abundant culture, entertainment and recreation. Multiple freeways and the Gold Line light rail station at Lake Avenue are easily accessible.
The Casa Pasadena complex is divided into four buildings where there are 107 spacious single level condominiums with one bedroom/one bath or two bedroom/two bath floor plan. Each condo has a large patio or balcony area. Two bedroom units have fireplaces. The numbering of units can be a bit confusing to the uninitiated guest: the first number of the unit is the building number, the second number is the floor where the unit is located and the last number identifies the location on that floor.
Common area amenities of the gated complex include a large courtyard with pool, spa, lounge area, barbecue area and recreation room. The grounds are lushly landscaped. Laundry facilities are convenient with washer-dryers on each floor of the four three story buildings. Parking is underneath the complex accessed off Blanche Street.
There are currently no condos available for sale at Casa Pasadena with a two bedroom unit in escrow. So far in 2016, each of the four mls-reported sales have been two bedroom floor plans. These closed transactions range from $415,000 to $493,000 with an average sales price of $447,750(median sales price $441,500). They have sold at 100.79% and $343.25 per square foot on average year-to-date.
2015 was a particularly active year in the complex with ten sales reported. Those transactions, in a variety of sizes, ranged from $330,000 to $475,000 with an average price of $413,900(median $445,000). All but two sold at or above their last list price for an average 100.91% for the year. The average price per square foot was $377.71 in 2015.
In 2014, there were six reported transactions ranging from $320,000 to $458,000 with an average price of $378,083(median $352,500). They sold at 100.84% and for $383.06 per square foot on average.
For full year 2013, there were seven sales ranging from $275,000 to $460,000 with an average sales price of $331,000(median $300,000). They sold at 98.34% of last list price and for $335.21 per square foot on average.
As with any market report, additional details will be necessary regarding either the most appropriate list price for a homeowner who may be thinking of selling or when a prospective buyer in crafting an offer strategy to purchase. There are many variables that come into play in analyzing the nuances that exist including location within the complex, updates(or lack thereof), emotional appeal and timing. Of course, the mix(the size of the units) of sales in any given period is a consideration as well.
