Braemar Property Values:  September-October 2016 (Carriage Series)

It was another gorgeous fall day in Bristow today.  Who would expect it to feel like it was near seventy Braemar Carriage Homedegrees in mid-November?  If you weren't able to enjoy it, you will have a chance tomorrow.   Except for a few showers, it should be much the same.  For now, let's get to what we're here for--the latest news on Braemar Property Values.  This report will focus on the Carriage Series homes.  Braemar Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: Maplewood,  Norwood,  Oakdale and  Parkdale.

There were three Braemar Carriage homes that sold during the months of September and October.  Two were Norwood models and one was a Parkdale.  Their sold prices ranged from $365,000 to $410,000.  The average of all three gives us our new average market value for Braemar Carriage homes of $391,667.   While this is just over a 1.5% decrease in average market value since last report, it is nearly a 4% increase in average market value since last year.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar Carriage home on the market priced to current conditions, you could expect it to be under contract in an average of twenty-six days.  You could also expect to give a little over 1% of the sales price (on average) in closing cost help for the buyer.

The next Braemar Property Value Report will be out in January and will detail sales from November and December. Until then, when you are ready to sell your Braemar Carriage home, give me a call for a free market analysis.  Since 2005, No One Knows Braemar Better!

Oh, you know, looking at your photo, Chris Ann, of the home in the Braemar Carriage series, well, it makes me covet two little green globes of plants for my front yard. That is so cute. I could get my gardener to do that. Of course, when it grows and shoots sprout out, I bet it looks weird.
