Kitchen Remodeling Project

Lately I've been so busy remodeling properties that I forget to get on ActiveRain and post updates.  Here's my most recently completed project. It's a condominium right off the beltline and only a couple minutes drive from Crabtree Valley Mall. It's been pre-sold to an investor who will be retaining it as a rental unit.

The entire unit got the usual treatment: Fresh coats of paint, new light fixtures everywhere, new door handles and hinges, new carpet and laminate flooring. Laminate flooring helped keep the project within budget. The bathrooms got new vanities, tops, faucets, toilets and accessories. Both bathtub enclosures were in good enough shape to keep, just needed a thourough cleanig. As always, extra attention was given to the kitchen.

The kitchen was a straightforward remodel without any major design changes. The new, over the range microwave replaced an old exhaust hood and we took out a trash compactor to make way for a drawer base. The sink and dishwasher along the right side limited the base corner cabinet to a blind corner. I try to avoid doing that but given the space, it's all we could do. Brushed nickel knobs and pulls accented the doors and drawers nicely. The granite countertops and backsplashes tied everything together as did the stainless steel appliances, sink and faucet. I recommend a 60/40 undermount SS sink to maximize function and durability.

I love how the dark cabinets contrast with the knobs, countertops, flooring and wall colors. These cabinets were very affordable and came unassembled.  This is a growing trend in the kitchen cabinet industry. Storage and shipping of fully-assembled cabinets is expensive because of the space they consume and their susceptibility to damage during transit.  It's much easier, cheaper and safer to deliver the cabinets as flat boxes and then assemble them locally or on site.

All in all, I'm very satisfied with the way this project turned out. On to the next one!
