Marketing a Waterfront Property is actually rather straight forward. The views sell the property, and the house comes second. Like it or not, the house is not the focus of the initial marketing. If you don't use the absolute best photos of the view, then you are NOT properly marketing the property. Lure in the perspective buyers with fabulous views and then make sure that house seals the deal.

This view sold a local condo at full price! The buyer wanted this view and he paid for it.
I say it is worth every penny he paid. The Hudson River is an amazing location. Waking up every day to views like this can be great for a wonderful sense of well being. This property is no longer available, but we have other waterfront properties for sale in the Hudson Valley. Maybe you should check out more and search the MLS
