The main reason most real estate agents market is to make the phone ring. For an active listing, it’s the most reasonable way to expose the listing in search of a buyer. When a listing has a status change of pending, most real estate agent will stop marketing. Those who continue to market will do so for the purpose of finding a backup buyer.
Rarely do those for whom I market lose an offer accepted status. However, I continue to market every listing, until I have acknowledged and shared the closed status of each listing online and offline.
The reason for marketing after a home is pending is to find more listing opportunities. We share this with every homeowner who lists with us. We show them how their home will be marketed. Never have we had a negative from any homeowner.
Every homeowner who lists with us fully understands our marketing practices and the reason for them. Our clients promote us to others in their area and to their sphere of influence outside of their area. They want their friends to have the same positive experience as they had.
People want to do business with successful people, and it’s my job as a “marketing agent” to promote MY clients. I market for one team and one individual agent. The phone rings consistently with new inventory and potential buyers for their existing listings. Everything is in place, and my routine of marketing is carved in stone.
Agents are missing opportunities, when marketing a sale pending does not exist. Missed opportunities CANNOT be recaptured. This business is one that requires consistent marketing and the more print and online marketing that occurs, the stronger the chance of hitting the next listing to replace the pending sale.
Listings need to be replenished, in order to stay in business with a consistent flow of income. My job is to make that happen for others AND for me. I call it “marketing like you mean it.” With every listing secured, 1,500 postcards will be mailed.
Our area is experiencing a “level market” at this time, and the more exposure the agents receive, the stronger their position within the market. It’s a cycle that I witness every month. Listings are Active; Listing are Pending; and Listings Close. As Michael Jacobs so frequently states, list, sell, rinse and repeat. Our extra step is Sale Pending, and it’s a postcard that directs business to us.
Again, PEOPLE WANT TO DO BUSINESS WITH SUCCESSFUL PEOPLE. WHEN MOMENTS OF SUCCESS ARE SHARED, POTENTIAL CLIENTS WANT THE SAME FOR THEM.
Think as a homeowner thinks. They don’t know who you are unless you tell them “who you are; what you do; and how well you do it.” I love to tell everyone…..and I DO!!!!
