How Do You Know The Radiant-Heated Flooring Is Working Well?

Home Inspector with Jay Markanich Real Estate Inspections, LLC 3380-000723

Ho do you know the radiant-heated flooring is working well?

You look at it with a thermal camera!  My choice?  Mighty Mo.

This is a master bathroom in new construction and the buyers opted for the radiant floor for the room.

While radiant flooring is not the most efficient way to heat a room, when the circulating hot water is working well the floor is very comfortable on bare feet.

This flooring had only been turned on for about 10 minutes.

The thermal camera can show that there are no breaks in the plastic tubing that circulates through the room.  It can show the temperature of the hot water, and where the tubing is located.

This was one of two thermal images, and showd the tubing working well everywhere.  It also showed there was no tubing under the counter, or beside and behind the toilet.  Well, heat isn't really needed there anyway.

My recommendation:  rather than getting down on hands and knees and feeling all over a floor for heat, a thermal camera can show the thermal signature there in a second!  And it is an eye opener for buyers, and always brings a pleasant look.  And the builder will like it when the flooring was installed properly and working well!

I have never seen this tool being used at a home inspection. Quite interesting and what a relief for the buyers.

Wow, I do the same thing when I run accross homes with radiant heat. I have never seen one with the tubing coiled this close together, that baby must be working good! My son has it in his house, it works great! It is always nice in the house, even temperature all the time.

Kathryn - Mighty Mo has been the sharpest arrow in my quiver for almost 14 years.  I have had many, many thermal imaging posts on AR!

S&D - I do many insulation inspections.  Out your way I would be a rock star.

S&N - I have buyers look over my shoulder during the inspection.  They are, to quote a famous book, sore amazed.  Seems I read something about a guy who calmed the sea and curtailed a storm somewhere.  I think Mark rings a bell.

Wayne - there are so many things that can be done with thermal cameras, most people would be amazed.

Fred - if you can get it to remain the same temperature!  I have found that it will turn on and off frequently.

I had this one in new construction last year and the coils were very close there as well.

The colors are relative, of course.  See how cold it looks behind the toilet?  That is why I put a temp marker there, so they could see the floor without seeing what looks "cold."

Stephen - he was just showing off.  That was child's play for him.
